CAL Homes Limited was formed by Michael Hess in 1986 and in the early years pioneered the concept of mezzanine funding in the UK to provide equity/loan funding to smaller developers throughout the country. This funding operation was continued to the present time and is now operated through CALMEZ Limited.

In the late ‘eighties CAL Homes was instrumental in creating a long term affordable homes development program with First Step Homes (a subsidiary of the Retirement Care Group) who in association with Woodwards Limited developed over 500 affordable homes throughout the country including sites in Henley-in-Arden, Bristol and Fowey. The working relationship with David Woodward (CEO of Woodwards) has continued through to the current period and David is today one of the key CAL Homes Project Manager’s – David Woodward project managed the CAL Homes Riverside development at Newbridge-on-Wye, Powys and is currently working on a luxury home project in Dolgellau, Snowdonia for the CAL group.

CAL Homes also built a number of housing developments for the Bromford Corinthia Housing Association including Merriman’s Hill in Worcester and also a scheme in Cropredy, Oxfordshire – these projects were built by Wensley Builders (Brian Wensley) who is today both a Director of CALMEZ Limited and a project manager for various of the new CAL Homes developments including Webb Court, Bicester, Oxfordshire.
